WHAT IS A SITE PLAN?

Before the digging starts, your builder should provide and review a site plan sketch for your new home. A site plan serves many functions, including:

  • The position of your home on the lot.
  • The distance from each set back line.
  • The location of the driveway and the walk.
  • Septic and well locations.
  • Site drainage.
  • Easements and right of way locations.

REMEMBER, the site plan, unless stated, is generally not included as a formal document AND any and all written specifications will always take precedence over site plan sketches.

ALWAYS, take time to review all your documents with the builder and if there is a detail on the site plan that is important to you, make sure your builder addresses that detail within either the written specifications or the contract.

DON'T be hesitant about questioning your builder about any detail you are not comfortable; making a “paper change” now, can avoid costly problems later.
